More useful at
every stage
of the search.

From a first lease to a renewal, relocation or expansion. Bring the client’s priorities into the shortlist, the economics and the conversation.

Where are you in the deal?

Choose a stage for the source material to gather, questions to resolve and skills to use. These guides support the five released skills; they are not additional automated services.

Define the requirement before the search.

Turn the kickoff call into a brief the client can confirm. Keep non-negotiables separate from preferences.

The next useful deliverable

A confirmed requirements brief, a list of open questions and a client recap.

Have these ready

  • Current lease and amendments, client notes and any approved space program.
  • Decision-makers, target timing and the client’s stated budget.

Work through these questions

  1. Why move, renew, expand or contract—and what would make the assignment a success?
  2. What area, locations, use, layout, accessibility and operating hours are essential?
  3. Who approves the shortlist, economics and final terms? Who supplies technical requirements?
  4. Which dates are targets, and which come from a document? Record the source and who will confirm them.
Use a starter prompt

Using only the supplied kickoff notes, draft a client recap in my established voice. Group the requirement into confirmed must-haves, preferences, budget scope, timing and decision-makers. Keep rentable and usable area distinct. Mark missing facts as questions. Attribute dates to their source; do not infer notice deadlines or approvals. End by asking the client to confirm or correct the brief.

A better brief for the way
your client operates.

The examples on DealDesk use office deals. Use these intake questions to adapt the brief to other assignments; specialist suitability and complex lease structures need their own review.

01

Office & flex

Ask about attendance, headcount growth, meeting rooms, privacy, visitor experience, transit, parking and after-hours access. Have the client’s team confirm layout, IT and accessibility needs.

02

Industrial & logistics

Capture clear height, loading, truck circulation, yard needs, power, floor loads, operating hours and transport access. Ask the technical team to confirm capacity and fit before treating a space as suitable.

03

Retail & service

Clarify the customer catchment, frontage, visibility, signage, parking, delivery access and operating hours. Record the intended use and any fit-out or exclusivity requirements for source-based review.

04

Medical & specialty

Start with the actual care or operating model: patient and staff circulation, privacy, equipment, utilities and buildout. Have the client’s qualified team define and verify the specialized requirements.

Show the trade-offs
behind the total.

A client may accept a higher cost for a better operation. Keep cost, suitability, timing and flexibility visible as separate parts of the decision.

Explore the financial model

Comparable economics

Same horizon and cost scope. Known charges separated from estimates.

Cash needed up front

Deposits, buildout and the gap before an allowance is reimbursed.

The cost of a move

Moving, furniture, IT, overlap and downtime: sourced and shown separately when outside the lease model.

Operational fit

Must-haves first. Then the client’s priorities and the compromises they accept.

Timing & flexibility

Confirmed delivery assumptions, dependencies and requested options, with open terms clearly identified.

What changed. What it means.
What you need from them.

The change

Name the new information and its source. Keep a revised proposal separate from an agreed term.

The implication

Explain the effect on cost, timing or fit. State the assumptions that could change your recommendation.

The next step

Ask for one clear decision or approval. Include an owner and a verified date when relevant.
