All terms and milestones are assumptions for this illustration. A real draft requires the applicable agreement and verified billing information.

Start with the source.

  • The applicable fee agreement, amendments and lease terms.
  • Evidence that each billing milestone has occurred.
  • Prior invoices and payments, verified parties, invoice details and remittance instructions.

Work you can make yours.

  • A sourced commission calculation with stated fee and abatement treatment.
  • A recipient invoice draft for a verified, positive, unbilled installment.
  • A separate internal schedule showing eligible, previously billed and withheld amounts.

From source to review.

01

Resolve the fee basis.

Use the applicable agreement for percentages, per-foot fees, splits and free-rent treatment. A modeled brokerage cost is not authority to bill.

02

Check the milestone.

Match the installment to its actual trigger. Execution, occupancy and rent commencement can happen on different dates.

03

Reconcile before drafting.

Separate what was invoiced, paid and remains unbilled. An unpaid invoice is not a reason to generate a duplicate.

Built for the way you represent.

Tenant reps

Support the client’s decision.

Calculate your agreed share and prepare the installment supported by the fee agreement, with a clear record of concessions and prior billing.

Landlord reps

Put the proposal in context.

Review the listing-side fee, co-broker split and payment milestones before preparing the invoice for the correct party.

Your final review

  • Confirm the agreement, covered area and period, commission split and free-rent treatment.
  • Verify the payor, payee, invoice number and remittance information.
  • Unsupported installments stay withheld. This workflow does not issue a live accounting invoice, change a ledger or initiate payment.

A few useful details.

Ask Andrew
Can it handle multiple installments?

Yes, when the agreement defines the amounts or allocation and conditions. Future installments are kept separate from amounts currently supported for billing.

What if the agreement is silent on free rent?

The workflow shows the competing calculations and their difference for review. It does not silently choose the higher fee.

Does it connect to my accounting system?

The released workflow creates a calculation and editable draft. Creating or sending a live invoice through accounting software is a separate, authorized integration.
